Full Site Prep for a New Development in Seattle, WA

This Seattle property came with an existing house of roughly 800 square feet, along with older site infrastructure that couldn't support what the client had planned. The goal was to clear the way for two new four-story condominium buildings, which meant the entire lot needed to be demolished, excavated, and rebuilt from the ground up before any vertical construction could start. That included new foundations, drainage, and utilities designed around the new structures rather than the old one.

Our scope covered full demolition of the existing house, foundation excavation and grading, footing drains, storm drainage, side sewer installation, water and electrical trenching, methane mitigation, subgrade preparation, and right-of-way restoration. Along the way, the team ran into unsuitable native soil that had to be exported and replaced with imported material to get a proper backfill and subgrade, and the several utility and demolition scopes required close coordination to keep everything moving in sequence. The full project came together in about a month and a half, landing in the $100,000 to $150,000 range for the excavation and sitework portion, and left the site fully prepared for the new condominium construction to begin.
