Excavation Services in Seattle, From First Cut to Final Grade

Our excavation services give GCs and developers across the Greater Seattle area a sitework sub that breaks ground on time. Careful planning and direct coordination keep your project on track, on budget, and inspection-ready from the first cut to handover.

WHAT WE DIG

Excavation Services for GCs and Developers

Mighty Arm's excavation services cover the sitework behind new residential and commercial builds across the Greater Seattle area, from custom homes and townhomes to condominiums, commercial buildings, and full subdivisions. We work as your excavation subcontractor, handling mass excavation, structural excavation, subgrade preparation, finish grading, and the water, sewer, and storm drainage that nearly every new development requires.

Because we carry utilities as part of our scope, you're not lining up a separate sub to trench and lay pipe. Our crews coordinate directly with your engineers, inspectors, and other trades so the next phase never waits on us.

Why Mighty Arm

Built to Keep Your Development on Schedule

Most delays on a jobsite trace back to the sub who didn't read the plans or didn't coordinate. Mighty Arm works the opposite way. Our excavation services run on plans reviewed before we mobilize, permits and locates handled, and clear communication from contract through final inspection.

HOW WE WORK

How We Run Your Project

Every project runs on the same four steps, so you always know where things stand and what's next.

01

Initial Consultation

We talk through your goals, look at the site, and nail down the scope and the best way to approach it before anything moves.

02

Site Evaluation & Proposal

We go through the plans, walk the site to check conditions, and coordinate with your engineers or GC. Then you get a detailed proposal with line-item pricing and a schedule.

03

Permits, Locates, and Construction

Once you sign off, we handle the contract, permits, and 811 locates, then mobilize and get to work. We build to the plans, run our own checks as we go, and keep grades and compaction where the inspector needs them.

04

Final Inspection & Handover

We walk the finished work against the specs, wrap up any loose ends, and hand the site over to you or the GC.

"Anton, Andy, and their team trenched and installed a new connection to our existing sewer so that we could plumb a bathroom in a new part of the house. They worked hard and showed a lot of care for their work by leaving our place really tidy despite needing to dig up half our front yard to complete the project! Would hire again, awesome work"

Why GCs and Developers Bring Us On

Plenty of excavating contractors can move dirt. What separates a commercial excavation sub worth rehiring is whether the work holds up and whether the timeline holds with it.

  • One sub for earthwork and utilities. Combining excavation and trenching under one scope keeps elevations consistent and gives you a single point of accountability instead of two crews pointing at each other.
  • You always know where things stand. Clear scope, honest timelines, and updates as the work moves, so nothing catches you off guard at the next milestone.
  • Grading to the survey, not by eye. As land grading contractors handling grading and excavating on commercial and public sites, we build to the geotech report so pads and grades clear inspection the first time.
  • Public works experience. We handle prevailing-wage public and federal jobs, from street improvements to utility infrastructure, with the admin and documentation those projects require.

Why the Excavation Sub Sets the Tone for the Whole Build

Excavation is the first trade in and the one everything else stacks on top of. As the earthwork contractor moving the dirt and setting the grades, we're laying the foundation the rest of the project builds on.

  • Elevations drive everything. A pad or trench that's off throws off foundations, utilities, and paving downstream. Getting it right up front is cheaper than fixing it later.
  • Utility conflicts are best caught early. Potholing and coordination before the dig mean fewer surprises once crews are in the ground.
  • Compaction you can't see still matters. Structural fill placed and compacted to spec is what keeps slabs and roadways from settling after everyone's gone home.
  • Erosion control protects the site. TESC measures and proper grading keep the site compliant and sediment where it belongs through the build.

How We Bid and Price the Work

Every proposal for our excavation services comes from your plans, specs, and site conditions. No boilerplate numbers, no vague allowances that turn into change orders at billing.

  • Fixed-price bids. Most work is quoted as a fixed price with clearly defined line items and a written scope.
  • Time and materials where it fits. Genuinely unknown conditions are priced T&M rather than padded into contingency.
  • Assumptions and exclusions in writing. Every proposal states what's included, what it assumes, and what's left out, so there's no guessing later.
  • Scaled to the project. Typical contracts run $80K to $150K for sitework and utilities on one to two homes, $250K to $750K for larger residential and commercial sitework, and $1M+ for subdivisions and multi-home developments with significant right-of-way utility work.
Frequently Asked Questions

Excavation Questions From GCs and Developers

Answers to what contractors and developers most often ask before bringing us onto a project.

What excavation services does Mighty Arm provide?

Plus Icon

We handle mass and structural excavation, grading, subgrade preparation, site preparation, and demolition, plus the wet utilities (water, sanitary sewer, storm drainage) and dry utilities (electrical and communications conduit) most developments require. We also do right-of-way work and potholing.

Can we bring you on for the whole site, or just the excavation?

Plus Icon

Either way. A lot of GCs bring us on to run everything from raw lot to finished subgrade, clearing, demolition, earthwork, grading, and utilities, all under one scope. If you only need part of that, we'll bid just the piece you want.

Do you carry utilities as part of your excavation scope?

Plus Icon

We do. Almost every new development needs new utilities, and we install them alongside the earthwork, so there's no separate trenching contractor to bring on.

Do you handle permits and coordinate inspections?

Plus Icon

Yes. We obtain the permits a project requires, run 811 utility locates, and coordinate directly with inspectors to keep the work inspection-ready and moving.

How long does an excavation project take?

Plus Icon

It depends on scope, site conditions, permitting, weather, and utility coordination. Smaller jobs can run a few days, while larger commercial and public infrastructure projects can run several weeks to several months. We lay out a schedule in the proposal so you know what to plan around.

How much does an excavation project cost?

Plus Icon

Pricing comes from your plans and specs, not a standard rate sheet. As a reference, sitework and utilities on one to two homes typically run $80K to $150K, larger residential and commercial sitework runs $250K to $750K, and subdivisions or multi-home developments with significant right-of-way utility work run $1M and up.

Do you take on public works and prevailing-wage projects?

Plus Icon

Yes. We're SAM.gov registered and handle public and federal work with prevailing-wage requirements, including street improvements and utility infrastructure, projects that carry more paperwork than many contractors want to take on.

Do you offer a workmanship warranty?

Plus Icon

We warrant our workmanship for one year from substantial completion. Manufacturer warranties on supplied materials pass through to the owner. The warranty excludes damage caused by others, settlement beyond normal tolerances, misuse, or changes in site use.
