Site Infrastructure for a Tiny House Village in Seattle, WA

This property in Seattle was vacant, undeveloped land before the project began, with no utilities or site infrastructure in place. The client's vision was to turn the site into a fully functioning tiny house village, ultimately home to 37 tiny houses along with shared kitchen, hygiene, laundry, community, and staff facilities. Before any of that could happen, the site needed a complete build-out of the underground systems that would support daily life on site.

Our scope covered site clearing, sewer and water excavation and trenching, electrical trenching, sewer stub excavation, and grading and gravel surfacing across the property. The right-of-way sewer connection required extra coordination and excavation beyond the main site, and with multiple utility trades working in a compact footprint, sequencing the work correctly was a constant focus throughout. The full site and utility buildout took two months, and it laid the groundwork that let the rest of the village come together, on a project budgeted at $100,000.
